Welcome to Beach Break! 1407 Ariel Dunes II — Guest House Rules & Rental Agreement Dear Guests, Welcome to our vacation home! We are thrilled to host you and hope you have an incredible andrelaxing stay by the coast. To keep our beautiful beach community safe, peaceful, and enjoyable for everyone; our Homeowners Association (HOA) and building management require all guests to review and sign these guidelines. Thank you so much for helping us keep Ariel Dunes II a wonderful place to visit! 1. Making Your Stay Smooth (Arrival & Departure) A Warm Welcome: To help us prepare for you, please ensure the lead guest is at least 25 years old and provides a valid ID and working phone number upon booking. Peace of Mind Hold: A small security hold is placed on your card 2 days before arrival and is cheerfully released right after checkout, provided everything is in order. Settling In: Your comfort is our priority! Please take a quick look around when you arrive and let us know within 2 hours if anything isn't perfectly clean so we can fix it for you. Checking Out: To give our hardworking cleaning team enough time to prepare for the next guests, checkout is at 11:00 AM. Late checkouts without prior approval will incur a $50 fee. Tidiness: We appreciate you treating our home with care! Units left with excessive dirt or mess may incur an extra cleaning fee backed by photo evidence. 2. Parking & Getting Around Your Parking Passes: Every vehicle needs to display a valid Seascape parking pass. Your short-term pass must include your unit number, license plate, and your arrival and departure dates. Complimentary Pass: We love making things easy for you—one complimentary parking pass will be waiting for you right inside the condo! Extra Vehicles & Carts: Bringing more than one car or renting a golf cart? Extra passes are just $10 each and can be easily purchased at the main Seascape office. Parking Safely: Please park only in designated spaces. Parking on the grass or unpaved areas is not allowed and can result in a $25 fine or towing. Oversized Vehicles: No oversized vehicles are allowed (campers, trailers, etc). Local Driving Laws: For everyone's safety, all motorized vehicles (including scooters and golf carts) must be street-legal with valid registration, license, and insurance. Please observe all posted speed limits. 3. Enjoying the Amenities (Pools, Tennis, & Golf) Pool Wristbands: Please wear your color-coded wristbands whenever you are enjoying the pools or the fitness center. Returning Wristbands: Kindly leave all wristbands inside the condo when you check out. There is a $30 replacement fee for any missing bands. Poolside Relaxation: Please enjoy the pools safely and follow all posted guidelines. We ask that pool furniture stays in the pool area, and that music is kept at a considerate volume. Please note that pool areas are monitored by video surveillance. Tennis & Pickleball: Tennis lessons available. The 6 Triangle Pickleball courts are free to use on a first-come, first-served basis (1-hour limit if others are waiting) and are open from 8:00 AM to 10:00 PM. Golf & Fishing: The golf course is a beautiful private facility reserved for players registered with the pro shop. If you love fishing, catch-and-release fishing is welcomed exclusively on the south and east ends of Stewart Lake. 4. Building Safety & Care Elevator Courtesy: For your safety, please do not jump inside the elevators. They are equipped with 24-hour video surveillance, and guests are responsible for any accidental service repairs. Luggage Carts: To be kind to your neighbors, please return luggage carts down to the lobby immediately after you finish unpacking. Clear Walkways: Please keep the exterior hallways, stairways, and balconies completely clear of personal belongings like bikes, beach chairs, or pool toys. Balcony Etiquette: To protect people walking below, never throw or drop items from the balconies or walkways. We also ask that you do not hang towels or clothing from the railings. Tech & Security: For your peace of mind, the building exterior and front door area are equipped with surveillance cameras. Please note that drones are not allowed to be flown anywhere on the property. 5. Community Harmony & Fines Cozy Limits: To ensure comfort and safety, our condo has a strict maximum occupancy of 6 people. Quiet & Peaceful Hours: Let's keep things peaceful! Quiet hours are observed daily from 10:00 PM to 8:00 AM. Noise should not be heard outside the unit during these times. Fresh Air Only (No Smoking): To keep our property fresh and allergen-free, smoking of any kind (including vapes and marijuana) and open flames (candles, incense, sage) are strictly prohibited inside the condo and all common areas. Violations carry a $200 per day charge. Grilling Spots: Fire codes prohibit grilling on the condo balconies. Please feel free to use the wonderful community grills located on the west side of the pool area. Pet-Free Unit: While we love animals, pets are not permitted in our rental unit or the pool areas. Ariel Dunes II does not allow rental guests to bring pets. Our Wild Neighbors: Please enjoy watching our local wildlife, but do not feed the ducks, squirrels, feral cats, birds, or fish. A Quick Note on Fines: To keep the neighborhood happy, the HOA issues a $50 fine per incident for rule violations. Guests are responsible for any fines or financial losses caused by rule non-compliance during their stay.
